Location


The café is located in the new pavilion which forms part of the playing pitch hub, is next to the popular play area, opposite the Leisure Centre and close to one of the main pedestrian/cycle routes through the Park.

Bamber Bridge Leisure Centre has a swimming pool, health and fitness suite and multi-use sports hall plus outdoor sports pitches.

The pavilion lies on the northern edge of Withy Grove Park, which can be accessed from Brindle Road in the east, Grove Street in the west and from Withy Grove Close in the north.

The Leisure Centre is located around half a mile (0.8 km) east of Bamber Bridge town centre and approximately three quarters of a mile (1.2 km) north of Junction 29 on the M6.

 

Description


The café forms part of the newly constructed pavilion and consists of a kitchen area plus an indoor seating area. The tenant will also have the use of a covered external seating area (if required).

 

Accommodation


The café is located on the ground floor of the pavilion, and the accommodation is as follows:

  • Internal Seating Area: 828 square feet (77.0 square metres)
  • Kitchen: 170 square feet (15.8 square metres)
  • Storeroom: 66 square feet (6.1 square metres)
  • Total 1 064 square feet (98.9 square metres)
  • External Seating Area: 695 square feet (64.6 square metres).

In addition to the accommodation detailed above, the café staff will have the right to use one of the changing rooms, in common with other users of the pavilion.

It should be noted that the dimensions quoted above are scaled from drawings and subject to confirmation on site

 

Licence Fee


Offers will be invited for the licence fee.

 

Licence Terms


The licence period will be four years, 364 days.

The Licensor will be responsible for the maintenance of the exterior and structure.

The Licensee will be responsible for maintenance of the interior of the premises.

 

Opening Hours


The café will be required to open from 10am to 4pm on Thursdays, Fridays, Saturdays, Sundays (except Easter Sunday) and bank holidays (except Christmas Day). Extended opening hours or opening on additional days may be permitted, subject to agreement with the Licensor.

 

Services


It is understood that mains electricity, sewage, water and a phone line are available at the pavilion.

The Licensee will be required to pay a proportion of the services bills relating to the pavilion as follows:

  • Electricity 50% of the total bill;
  • Sewage & Water 25% of the total bill; and
  • Telephone 50% of the total bill.

 

Rating


The property requires assessment for non-domestic rates. If rates are payable, and the pavilion is assessed as a single hereditament, 25% of the total rates bill will be recharged to the Licensee. If the café is separately assessed, the Licensee will be responsible the payment of the rates relating to the café.

Planning


It is understood that the property has planning consent for use as a cafe.

 

Marketing Process


In the first instance South Ribble Council seeks expressions of interest from prospective lessees, who should complete and return the attached form by 5pm on Friday 27th May 2022.

The Council will evaluate the expressions of interest and invite rental offers from applicants deemed suitable by 5pm on Friday 24th June 2022.

It is anticipated that the cafe will be available for occupation by the end of June 2022.
